Trade work in Epsom and Banstead: Surrey homeowners and a new council
Epsom & Ewell and Reigate & Banstead are two separate Surrey boroughs, just over the London border. From 1 April 2027 both become part of the new East Surrey Council, so planning applications and other council services will move to one new authority. Here is what that, and the local market, means for every trade.
Homeowner country
In Epsom & Ewell, 74.0% of the 31,321 households are owner occupied. In Reigate & Banstead it is 71.1% of 59,849. Only around one in six homes is privately rented in either borough. Most jobs here are planned improvements paid for by the people who live there, so it pays to show reviews, photos of finished work and clear quotes.
Epsom: five trades running level
Plumber, electrician, builder, roofer and loft conversion searches in Epsom each run in the hundreds a month (Google's range: 100 to 1,000), with no single trade pulling ahead. 81.8% of Epsom & Ewell homes heat with mains gas only.
Banstead: a smaller, specialist market
In Banstead, searches for nine trades each sit in the tens a month (Google's range: 10 to 100): plumber, electrician, builder, roofer, bathroom renovation, loft conversion, heating engineer, emergency plumber and emergency electrician. Lower volume, but each one is a potential local customer.
Green Belt and conservation rules
Around 70% of Reigate & Banstead is Metropolitan Green Belt, which limits new building outside existing settlements, so most work is improving homes that are already there. Epsom & Ewell has 21 conservation areas, including Epsom Town Centre, Ewell Village and Stamford Green, plus a group covering the former hospital sites at Horton, Long Grove, The Manor, St Ebba's and West Park. Banstead village has a conservation area too.
Where the work is
