Trade work in Southwark: flats, social housing and heat networks
Southwark is a borough of flats. Nearly two in three households live in a purpose-built block, four in ten rent from the council or a housing association, and around one in nine homes is heated by a communal or district heat network. Here is what that means for plumbers, electricians, heating engineers, builders and every other trade.
What Southwark searches for
Google puts plumber searches for Southwark and for Peckham in its 100 to 1,000 a month range. Searches for an electrician in Southwark, Peckham, Bermondsey or Camberwell come in at 10 to 100 a month, and so do roofer searches naming Peckham, Bermondsey or Camberwell. The borough name itself is rarely used for bigger jobs: roofer, builder and loft conversion searches with "Southwark" in them sit at 0 to 10. Emergency plumber searches for Peckham, Bermondsey and Camberwell each reach 10 to 100 a month, and Google's top-of-page bid estimates for them go as high as £74.91 to £86.82 a click. Our free audit checks which of these searches already bring people to you.
Blocks, not houses
Of Southwark's 130,800 households, 84,300 (64%) live in purpose-built flats or tenements. Flat work brings its own practicalities, such as access, parking and dealing with managing agents as well as residents. Trades who can show block and flat experience stand out, and we can build that into your website and Google profile.
Council and housing association homes
About 52,000 households (40%) rent from the council or a housing association, 35,400 of them from the council itself. Social landlords now follow the same five-yearly electrical inspection rule as private landlords. It has covered new social tenancies since December 2025, and existing ones needed their first inspection by 1 November 2026. With that many social homes, EICRs and the repairs they turn up add up to a steady stream of work. A further 37,500 households (28%) rent privately, and their landlords need a gas safety check every year. To win landlord and housing association work, show your certificates, insurance and response times clearly, and we can set up your website to do exactly that.
Heat networks as well as boilers
56% of households heat with mains gas only, 18% with electricity only and 11% with district or communal heat networks only. Electric heating and communal heat systems are therefore a real part of the work here, alongside gas boilers.
Old Kent Road and new homes
The Southwark Plan 2022 sets a target of 40,035 new homes between 2019 and 2036, about 2,355 a year. The Old Kent Road Opportunity Area alone has London Plan capacity for 12,000 new homes by 2041, though the Bakerloo Line extension that would support it is still unfunded. New blocks bring fit-out, snagging and maintenance work.
Conservation areas
Southwark Council lists 53 conservation areas, from Bermondsey Street and Borough High Street to Camberwell Grove, Rye Lane in Peckham and Dulwich Village. Check the exact address before quoting for windows, roofs or frontages. Jobs on these streets make strong examples, so we can turn them into case studies on your site.
Ground conditions
Southwark's preliminary flood risk assessment describes London Clay in the south of the borough and River Terrace deposits in the north, where a basin of low-lying land runs down to the Thames. The council's flood risk summary says the Thames defences protect the borough from tidal and river flooding up to a 1 in 1,000 year event, and that parts of the borough may be prone to raised groundwater. Clay ground moves with the seasons, drying out in summer and taking up water in winter, and that movement can cause subsidence. Showing you understand this ground builds trust, and your website is the place to show it.
Where the work is
SE1 (Borough, Bankside, Bermondsey), SE5 (Camberwell), SE15 (Peckham), SE16 (Rotherhithe, Canada Water), SE17 (Walworth, Elephant and Castle), SE21 and SE22 (Dulwich and East Dulwich, covered in our Dulwich trade guide).
Getting found here
For roofers and builders, Southwark homeowners search by neighbourhood rather than by borough. "Roofer Peckham", "roofer Bermondsey" and "roofer Camberwell" each get 10 to 100 searches a month, as do "builder Bermondsey" and "builder Camberwell", while "roofer Southwark" and "builder Southwark" get 0 to 10. So Peckham, Bermondsey and Camberwell each deserve a place on your website and Google listing. We can write those pages, run your listing and point ads at the right postcodes, so you can get on with the jobs. Start with a free audit of how you show up in Southwark.
