Trade work in Wandsworth: renters, riverside new builds and period streets
More than a third of Wandsworth's homes are privately rented, the highest share in our research. That single fact shapes the work here for plumbers, electricians, roofers, builders and every other trade.
London's renting borough
Of 137,392 households, 36.3% rent privately (about 49,800 homes) and 19.3% rent socially, so more than half the borough is let. Landlords must arrange a Gas Safe check every year and an electrical inspection at least every five years, and since December 2025 social landlords need the five-year electrical checks too. For compliance-minded trades, that is a large, recurring market.
Nine Elms and Battersea Power Station
The Vauxhall, Nine Elms and Battersea Opportunity Area, which spans Wandsworth and Lambeth, is planned for 18,500 homes by 2041. About 6,900 were finished between 2019/20 and 2023/24, with around 8,900 more in the pipeline, and the Northern Line Extension opened in 2021. New apartment blocks bring a different kind of work: snagging, communal systems, maintenance contracts and flat refits. The wider borough target in the London Plan is 19,500 homes in ten years, 4,140 of them on small sites.
Heating is more mixed here
69.7% of homes rely on mains gas only, lower than most boroughs we looked at. 13.3% heat with electricity only, the highest share in our research, and 3.9% are on communal or district heat networks. For plumbers and electricians, that means more electric heating, heat interface units and shared systems than you would meet in the suburbs.
Searches across five neighbourhoods
Plumber, electrician and roofer searches each run in the hundreds a month (Google's range: 100 to 1,000) in Wandsworth, Battersea and Putney. Tooting and Balham see plumber and electrician searches in the hundreds as well, and loft conversion and emergency plumber searches reach the hundreds in Wandsworth itself.
Period estates with tight rules
Wandsworth has 46 conservation areas. In eight of them, Article 4 directions limit exterior works to houses: Dover House Estate, Heaver Estate, Latchmere Estate, part of Putney Lower Common, Roehampton Village, Shaftesbury Park Estate, Totterdown Fields Estate and Wandsworth Common. Windows, doors, roofs and frontages there may need permission.
